Statements on Realitatea TV: Real estate prices may rise in the medium term, but there are no indications of this at present

The real estate market has entered a waiting phase that is likely to lead to price adjustments, but without dramatic declines or sharp increases in the near future. Guests on the “National Consensus” program on Realitatea TV said that current expectations in the market are exaggerated, both among sellers and buyers.

Nicolae Balaur, president of the Union of Real Estate Agencies, believes that in the coming years the price per square meter of housing in Chișinău could at least double.

“In the next 4–5 years we will hear that one square meter of housing in Chișinău will cost 4,000–5,000 euro. This is my view. The dynamics of recent years show that we cannot return to the prices of the 2000s, when an apartment could be bought for 2,000–3,000 euro. There may be minor adjustments, but by no means a total correction. Those who are now waiting for better prices will later find themselves at the mercy of today’s investors,” Balaur said.

Business lawyer Roger Gladei offered a more cautious outlook. He argued that moderate demand and the current level of financial resources in the market cannot support further price increases.

“I believe that apartment prices in the Republic of Moldova will cool down somewhat. They will not return to previous levels, but there is room for a correction of 10–15 percent. Today, purchasing power is not at the required level, and the financial system is not ready, nor should it support the growth of this real estate bubble. Market pressure is also not that strong, as there is already a relative level of housing coverage in the country,” Gladei said.

Last year, slightly more than 6,000 apartments were sold in the municipality of Chisinau, representing almost 40 percent of the sales level recorded in 2024. Compared to 2021, when more than 24,000 apartments were traded, the sales volume has decreased nearly fourfold.

Although demand for housing still exceeds supply, experts point to declining purchasing power. The average price per square meter in the capital stands at approximately 1,720 euro, rising to over 2,000 euro in premium areas or in the city center.
